    ADMINISTRATION FEES

    Administration fees are payable for all of our properties. Once your fees are received, the property is secured and withdrawn from the market for 1 week, while references are obtained. The fees* are as follows:

    Administration Fee per Property £100
    Application Fee per Tenant £45

    i.e.
    1 Tenant would pay £145.00
    2 Tenants would pay £190.00

    All tenants and occupants, over the age of 18, must be referenced and listed on the tenancy agreement.

    Please note: Our administration fees are non-refundable. Please only apply for a property if you have every intention of moving into it and you are sure that you can provide a suitable guarantor should one be required.

    The Administration fee will only hold the property for 1 week. After this time, if you haven’t paid your deposit, the property will automatically be re-advertised and could be let to somebody else.

    INFORMATION FOR TENANTS

    Individual Application form

    There is an affordability calculator used to determine whether a person is financially able to be a tenant. This is determined by taking the monthly rent for a particular property and multiplying it by 30. Please see examples below showing montly rent and minimum gross annual salary required:

    In addition to your application form, we will also need to see original photo ID (passport, drivers licence, etc.) and proof of residence (recent utility or mobile phone bill).


    INFORMATION FOR GUARANTORS

    In some circumstances, for instance if you are moving to the area and haven't got a job finalised, we may need to obtain a Guarantor who will agree to guarantee your rental obligations. If this is the case, your Guarantor will need to complete a Guarantor Application form. You can download this form below.

    Guarantor Application form

    Guarantors are required to meet certain criteria – they must be a UK citizen, employed full time, and ideally a home owner. If you are self-employed or renting, you might still be able to act as guarantor – please call us to discuss your specific circumstances.

    There is an affordability calculator used to determine whether a person is financially able to act as a guarantor. This is determined by taking the monthly rent for a particular property and multiplying it by 40. Please see examples below showing montly rent and minimum gross annual salary required for the guarantor:

    Guarantor Application Fees are just £25. The guarantor will be required to sign a Deed of Guarantee that will be attached to your tenancy agreement.

    Please note: Guarantors are required to sign a Deed of Guarantee (a separate document, in addition to the application form) and we need to have the SIGNED AND WITNESSED ORIGINAL COPY in or office before we can release the keys to you.
    PRE-APPLICATION CREDIT CHECKS

    For anyone unsure if their credit score will be acceptable, we now offer a Pre-Application Credit Check. There is a fee of £15 per person (applicant or guarantor) for this service. Please ask for further details.

    APPLICATION PROCESS

    To apply, simply download an application form and complete it as thoroughly as possible. Next you will need to fax, or scan and email, the form back to us. We have to receive a paper copy as you will need to sign the last page as an authority for us to obtain the information we need to complete the application.     To pay your application fees, you will need to call us to pay by credit/debit card (there is a 4% fee for credit card payments), or you can drop into the office to pay by cash or cheque. Once we have received your fees, the property is taken off the market for 1 week while we complete the application process.

    We will contact you as soon as your application has been accepted to agree a move in date and take payment for your deposit in full, along with a £200 Non-Refundable Holding Fee. The holding fee will be offset against your 1st month’s rent when you move in.

    Once your deposit has been paid, we will produce a tenancy agreement. THIS IS A LEGALLY BINDING CONTRACT THAT NEEDS TO BE SIGNED BY ALL LISTED TENANTS. We will generally post the contracts to you, to be signed and returned to our office within 5 days.

    YOU WILL NEED TO PAY THE 1ST MONTHS RENT IN FULL, IN CLEARED FUNDS, AT LEAST 24 HOURS PRIOR TO MOVE IN. Payment can be made by debit or credit card (credit cards are subject to a 4% handling fee), cash, bankers draft, bank transfer, or cheque (payable to GO Property Services Ltd and subject to 10 days clearance).

    If you have a guarantor, we will also need a signed Deed of Guarantee.

    The tenancy you are applying for is a fixed term. After the expiry of a fixed term, if both parties wish to extend the tenancy, a fee of £47 will be payable for renewing or extending the tenancy agreement, irrespective of the length of the extended period or the type of agreement.


    CONTENTS INSURANCE

    We know from experience that accidents in the home can be costly. Whether it’s spilling a glass of red wine on a carpet or accidentally damaging an appliance, bathroom suite, or someone else’s expensive furniture, remedying an unfortunate accident can often cost hundreds of pounds, which as a tenant you would normally be responsible for. We also realise how difficult it can be for tenants to arrange the right insurance cover for their contents and liabilities towards the property they are renting.

    That’s why we’ve teamed up with HomeLet to offer their Tenants Contents Insurance, a policy designed specifically for tenants. It is a condition of the rental agreement that our tenants take out a Contents Insurance policy at the start of their tenancy in order to protect their deposit against accidents in the home. You will be asked to provide proof of cover, or complete a HomeLet application, before we can hand over the keys to your new home.
